Chris has more than 30 years of experience in the property management industry and is a registered and licensed Real Estate Broker and Real Estate Agent licensed to trade in real estate in the Province of Alberta, which includes all facets of property sales, leasing and property management under the Real Estate Act of Alberta. He also earned the Certified Shopping Center Manager–Senior Level Accreditation (CSM) designation from the International Council of Shopping Centers (ICSC). Marketing...

  • Inspect your property to determine a rental price based on the market rents of comparable properties.
  • Advise you on practical property changes and/or capital improvements that could bring you higher rents and increased value.
  • Advertise and promote your property to qualified tenant prospects in a variety of ways.
  • As both an experienced Real Estate Broker and Real Estate Agent licensed in the Province of Alberta, Chris is well positioned to sell your property or to assist you in locating and negotiating the purchase of your next real estate investment.

Owner-Tenant Relations...

  • Provide extensive reference verification and credit checks for potential tenants.
  • Produce customized preparation of leases and renewals to your best benefit.
  • Generally deal promptly and courteously with tenant requests.
  • Handle move-out procedures from initiation through completion.
  • Offer 24-hour emergency phone contact access for tenants and owners.

Property Management...

  • Furnish a detailed property inspection report to you after each move-in and move-out.
  • Perform interim inspections approximately every three to six months, including written condition
    • reports. Also regular drive-by inspections to check the general maintenance to the exterior of the property.
  • Maintain and repair property at the minimum practical cost to uphold standards. and utilize only
    • qualified, experienced repair personnel.
  • Offer unlimited telephone contact during emergencies.

Financial Accounting...

  • Maintain a rigid rent collection policy.
  • Approve bills, deduct expenses and disburse funds.
  • Provide to you a monthly accounting statement of receipts and expenditures and a written
    • report of any extraordinary matter that may have arisen during the preceding month.
  • Several of our clients are non-residents of Canada and we are experienced in providing the
    • required submissions to the Canada Revenue Agency including NR-4 and NR-6 reporting and budgeting on behalf of these clients.
